You're about line-ball with me (age etc). Only differences as I see it are location and FI.
FWIW, we eventually decided to go with Shannons and have insured the Cressida (mods as stated above) for $15K agreed value and the Corolla ($4K agreed value) and the lot cost...~$1200.
~$800 for the Cressida and ~$400 for the 'Rolla...
Not great, but not TOO bad.
You might consider dropping the agreed value slightly to see what effect on premiums this has. (and, yes I DO know that you'll end up spending more than that on the project! )
