worth buying?

yeah guys have been offered a what sounds like a ae70-1
it has a 4ac motor, 5sp, tacho dash blue interior, its a csx model,
this guys wants around $400, i dont know whether to buy it, i would love to put a 4age in it but dont think i can afford it, so i just wanted to know if i decide to scrap it do u's reckon i would break even?

new tyres no rust,
dont think it has reg,
dont know much bout toyotas would love a 4age conversion i just dont know how much it'll all cost in the long run,
can do the conversion myself, me and my brother put a ca18det in our dads bluebird and it cost more than i expected, so yeah,
just wanna see if its cheap and maybe i can make money on it, selling it for parts

if it has no rust (BS!) then it well worth the $400 unless it had alot of dings n shit
check the boot for rust btw
